TERRITORY REALTY

National Authority · Est. by the Map
Steven Mock
Founder

Every broker gets a territory.

Territory Realty is the cloud brokerage being built on one asset: a verified map of who holds which metro. Bring the most people in, hold your market. Built for brokers and proven agents — brokers, 50+ closed deals, or 20+ with a TC. No offices, no percentage splits, the house takes a toll, not a cut.

The rule that runs everything: only verified accepted joins claim, hold, or flip a territory. Invites never score. Claim bar: 25 verified — it never rises. Kansas City is the house market, permanently.

Where we are — the phases

Era 1 · FREE (now): the Hub builds the map. Era 2 · PAID: the Territory Desk — proven holders pay for control. Era 3 · BROKER: Territory Realty, the cloud brokerage for brokers and proven agents, territories written into the agreement. Each era starts when the previous one is proven, not on a date. First milestone: 10 verified claimed territories + 5,000 members.

MARKETING — The Content Engine: One Listing, Fourteen Posts

Realtor Referral Hub · Training Library · Hub Academy

Marketing fails for most agents because it's treated as a separate job. It isn't. Every listing, showing, and closing you already touch is two weeks of content — if you run the engine. Here it is.

The rule

One real estate event = fourteen touches. Not fourteen ads — fourteen pieces of evidence that you're the working agent in your market. People hire the agent they keep seeing do the work.

The fourteen, from a single listing

Before it lists

  • "Coming soon" teaser — the one detail that makes it interesting (the lot, the kitchen, the street), no address games.
  • Prep day — you/your stager/photographer working. Behind-the-scenes builds trust ads can't buy.
  • Price-guess post — "What do you think this [neighborhood] 3-bed lists at?" Guesses = comments = reach.
  • Live week

  • The launch post — best photo, the story of the home, who it's for.
  • A 60-second walk-through video — your voice, your market knowledge, one take is fine. Video of you working beats polished video of you posing.
  • The detail post — the one feature worth its own spotlight (the shop, the acreage, the ADU).
  • Open house invite — framed as a neighborhood event, not a sales event.
  • Market context post — "Three homes listed in [area] this week. Here's what that means for buyers." You become the market's narrator.
  • Under contract / sold

  • Under-contract announcement — fast contracts are proof of pricing skill; say how many days.
  • The story post — what made this one sell (prep, price, timing). Teach while you brag.
  • Sold post with the number — sold price vs. list, when you can share it. Results are the loudest marketing there is.
  • Seller review ask — posted with permission when it lands. Reviews are assets; collect them like commission checks.
  • The two that run forever

  • The database touch — every event above goes to your past clients and sphere as a personal message or email, not just a feed post. "Just listed on your old street" is the highest-converting sentence in real estate.
  • The referral ask — once per event cycle, plainly: "Know someone thinking about [your market]? I'll take care of them like I took care of this one." Agents who ask get referrals; agents who hope, don't.
  • The system, not the sprint

  • Batch the capture, not the posting. Shoot everything on listing day (photos, walk-through, teaser clips). Post across the cycle.
  • One channel deep before two channels wide. Master the platform your market actually watches before adding another.
  • Track touches, not likes. The metric is conversations started — DMs, calls, "my neighbor is thinking of selling." Vanity reach that books nothing is a hobby.
  • Your database is the channel you own. Platforms rent you attention; your list is yours. Every post's second job is growing the list.
  • Hub Academy — the Realtor Referral Hub's training track. Pair this with the Sales chapter: marketing makes the phone ring; sales makes it pay.

SALES — The Listing Conversation: From Hello to Signed

Realtor Referral Hub · Training Library · Hub Academy

Listing appointments aren't won by presentations. They're won in the conversation — the seller deciding, usually in the first ten minutes, whether you understand their situation better than the other agent will. This is the structure that wins it.

    Before you walk in

  • Know the three numbers: what it should list at, what it will probably sell at, and the walk-away fact about this seller (their deadline, their next home, their real reason). Research the first two; the third you earn in the room.
  • Send the comps ahead, with photos — the seller who's already seen the evidence doesn't ambush you with a cousin's opinion at the table.
  • The three questions (ask before you present anything)

  • "What matters most about how this sale goes?" Price, speed, ease, privacy — every seller ranks them differently, and your whole pitch must be built on *their* ranking, not yours.
  • "What happens if it doesn't sell in the first month?" The answer is their true deadline and their fear. Both are things you can sell against; neither appears in a CMA.
  • "What did the last agent you talked to get wrong?" (Or: "What are you worried an agent will get wrong?") Their answer is the objection, arriving early, while you can still answer it with your plan instead of your defense.
  • The pricing conversation

  • Never argue for a number. Walk the comps and let the seller land near it — a price they feel they chose is a price they'll defend with reductions later; a price you imposed is one they'll blame you for.
  • Name the two failure modes plainly: price for the first two weeks (that's when the best buyers are watching) or price for the price cut. Sellers respect the agent who says the quiet part first.
  • If they insist above the evidence: agree on a checkpoint in writing — "If we don't have [X showings / an offer] by day [14], we adjust to [number]." A pre-agreed adjustment is a plan; an argued one is a fight.
  • Objections, handled as information

  • "Another agent said they could get more." → "They might be right about hoping. Here's what the sold homes say, and here's my checkpoint plan if the market disagrees with both of us." Never badmouth the other agent; out-evidence them.
  • "Will you cut your commission?" → Sell the stack, not the discount: what the fee buys (marketing, negotiation, the network) and what a cut removes. If you discount before you've presented value, you've announced there wasn't any.
  • "We want to think about it." → Find the real one: "Of course. So I leave you with the right thing — is it the price, the timing, or me?" Silence after that question is where the truth lives. Let it sit.
  • The close

  • Ask directly, once the plan is theirs: "Based on everything we've mapped out — are you ready for me to get started?" A clear ask at the right moment isn't pressure; it's professionalism. The agents who lose listings to "we'll think about it" usually just never asked.
  • Leave with the next step scheduled, not promised: photos booked, prep list agreed, launch date on the calendar — before you reach the door.
  • Hub Academy — the Realtor Referral Hub's training track. Pair this with the Marketing chapter: sales closes the appointments marketing creates.

LENDERS — The Questions Every Buyer Should Ask Before Rate Shopping

Realtor Referral Hub · Training Library · Vendor Voices series

A buyer who shops on rate alone buys the most expensive loan in the room about half the time. Teach your buyers to shop the whole loan. These are the questions to put in their hands before they talk to any lender — including yours.

    The 10 questions

  • "What is the APR, not just the rate?" The rate sells the loan; the APR prices it. Two loans at the same rate can be thousands apart in cost.
  • "What are the total lender fees, itemized?" Origination, processing, underwriting, points. Ask for the Loan Estimate in writing — lenders must provide it within 3 business days of application.
  • "Is this rate locked, and for how long?" A quote without a lock period is a weather forecast. Ask what a longer lock costs.
  • "What does it cost to buy the rate down — and where's the break-even?" Points only pay if the buyer keeps the loan past the break-even month. Make the lender do that math out loud.
  • "What's the minimum down payment for this program — and what does the next tier down buy me?" Sometimes 1–2% more down changes the pricing tier and drops mortgage insurance.
  • "Is there a prepayment penalty?" Rare on standard loans, still worth one sentence of certainty.
  • "Who services this loan after closing?" The lender who originates may not be who the buyer calls in month two.
  • "What's your average close time on a purchase like mine — and what stalls your files?" A great rate that closes late is a breached contract and a lost house.
  • "What programs am I not asking about?" Renovation loans, buydowns, first-time and community programs, lender credits. The best loan is often the one the buyer didn't know existed.
  • "What do you need from me in the first 48 hours?" Fast, complete files get the good underwriter days. Teach buyers that paperwork speed is a pricing feature.
  • The agent's role

  • Send every buyer to at least two lenders with this list. Your job is comparison, not steering.
  • Watch the Loan Estimates side by side with them — Section A (origination charges) and the rate lock are where the money hides.
  • Never quote a rate to a client yourself. Rates move daily; point them to the group's daily Rate Ticker for the national picture and to their lender for their number.
  • Recorded live in Vendor Voices — the Hub's monthly vendor series. Education only; every lender conversation is the buyer's own.

INSPECTIONS — The Seller Prep Checklist

Realtor Referral Hub · Training Library · Vendor Voices series

Inspections don't kill deals. Surprises do. Walk your seller through this list the week before the inspector arrives and you remove most of both.

Fix before the inspector finds it (cheap now, expensive as a repair request)

  • Leaks — under every sink, around toilets, at the water heater. A $6 supply line reads as "plumbing issues" on a report.
  • GFCI outlets — test them in kitchens, baths, garage, exterior. Dead GFCIs are the #1 cheap-fix flag.
  • Smoke and CO detectors — present, working, in code-required spots. Missing detectors make buyers wonder what else was skipped.
  • HVAC filter + service sticker — a clean filter and a recent service record turn "aging system" into "maintained system."
  • Caulk and grout — showers and tubs. Black caulk reads as water damage whether it is or not.
  • Slow drains, running toilets, dripping faucets — every one becomes a line item.
  • Light bulbs — every fixture lit. A dark room photographs like a problem.
  • Window and door latches — anything that sticks or won't lock gets written up as a safety item.
  • Access (inspectors can't clear what they can't reach)

  • Attic hatch, crawlspace, electrical panel, water heater, furnace — all reachable, nothing stacked in front.
  • Pets out of the house. Utilities ON — a house that can't be fully inspected gets a re-inspection fee and a suspicious buyer.
  • Disclose, don't hide

  • Known issues go on the disclosure, priced into the list price. An inspector finding a *hidden* problem costs ten times the repair in negotiation and trust.
  • If a system is old but working, say so and show the maintenance records. Age is expected; neglect is not.
  • Set the expectation

  • Tell the seller: a good inspector finds 20–40 items on a well-kept home. That's the job working, not the deal failing.
  • The negotiation is about safety, structure, and systems — not the cosmetic punch list. Coach that line before the report lands so your seller doesn't panic at page one.
  • Recorded live in Vendor Voices — the Hub's monthly vendor series. Education only.

APPRAISALS — The Packet That Defends Your Price

Realtor Referral Hub · Training Library · Vendor Voices series

You can't argue an appraiser into a value. You can hand them the evidence in the order they work — before they've formed an opinion. This packet goes to the appraiser at (or before) the appointment, through proper channels, every time your price needs defending.

    What's in the packet

  • The contract — full price, concessions, personal property, timeline. Appraisers appraise the deal in front of them; undisclosed concessions surface later and poison the file.
  • Your comp set — 3–5 closed sales you'd defend in a room, each with a one-line note: why it's comparable, what's adjusted, what the adjustment basis is (cost data, paired sales, local knowledge). Include the best comp even if it's not the highest — credibility with the appraiser is worth more than one cherry-picked sale.
  • Pending and active context — if your listing had multiple offers, say how many and at what level. Demand at the price is evidence.
  • The upgrade sheet — every improvement with dates and approximate costs: roof (2023), HVAC (2024), kitchen (2022). Appraisers can only adjust for what they can document.
  • The plat / survey and any permits — additions, conversions, and square footage questions answered before they're asked.
  • For unique or rural properties — the wider comp search you ran, including older sales and adjacent areas, with your reasoning. Unique homes are where packets earn their keep.
  • How to deliver it

  • Be brief, be factual, be gone. The packet speaks; a hard sell at the door undermines it.
  • Never pressure, never mention a "needed" value, never withhold the contract. Appraisers are required to be independent — your job is documentation, not influence.
  • If other offers existed, the listing agent's notes on showing volume and feedback belong in the packet too.
  • If it still comes in low

  • Read the report for errors first (wrong GLA, missed bath, wrong comp data) — factual corrections are legitimate and fast.
  • A reconsideration of value needs new evidence: a closed sale the appraiser didn't use, not a louder opinion of the same comps.
  • Know your contract's appraisal-gap terms before you need them — and coach your seller on the gap conversation at listing time, not at crisis time.
  • Recorded live in Vendor Voices — the Hub's monthly vendor series. Education only.

TITLE — The Wire Fraud Warning Script

Realtor Referral Hub · Training Library · Vendor Voices series

Wire fraud is the one closing disaster that is almost entirely preventable — and the prevention is a two-minute conversation you have with every buyer, early, before any money moves. Criminals monitor real estate email, spoof the title company or the agent, and send "updated wiring instructions" that route a buyer's down payment to a criminal account. Once wired, it is usually gone.

The script (say it, then email it, at first contract)

"Before we go any further, I need to tell you how the money will move at closing, because there's a scam built around exactly this moment.

    >

You will get wiring instructions for your down payment and closing funds from the title company — once. If you ever receive an email saying those instructions have changed, treat it as fraud until proven otherwise. Do not call any number in that email. Call the title company at the number on their original paperwork — the number you already have — and verify before you send anything.

    >

I will never email you new wiring instructions. The title company will never change them by email at the last minute. If anything about the money looks urgent, secret, or different — stop, and call me and the title company on numbers you already trust."

    The agent's checklist

  • Deliver the warning at contract signing, not at closing week. Repeat it when the closing disclosure goes out.
  • Put it in writing in the same email thread as your other instructions — clients search their inbox under pressure; make the warning findable.
  • Get the title company's verified phone number into your client's phone contacts yourself, on day one.
  • Never forward wiring instructions from your own email — have the title company send them directly, through their secure channel.
  • If a client says they already wired funds to changed instructions: call the sending bank's fraud line and the FBI's IC3 (ic3.gov) immediately — recovery odds are measured in hours, not days.
  • The same conversation protects sellers

Net-proceeds wires are targeted too. Sellers get the same warning, same script, same rule: instructions never change by email, verify by voice on a number you already have.

Recorded live in Vendor Voices — the Hub's monthly vendor series. Education only. Read this script to every client, every transaction.

    🤝 Referral Desk

Today's concierge, graduated: the machine that makes a territory worth holding.

    How routing works

Every out-of-market referral posted in the Hub is watched on a 30-minute cycle. The territory holder is surfaced and tagged first and gets a 3-day exclusive window to respond before the referral opens up. No holder yet? The metro's race leader is surfaced, and vetted partners fill the gap.

    Proof Posts ★

Every real referral that flows through the Hub gets a post naming the giver and the receiver. The Desk's work is public — that's what makes the map worth paying for in the Desk era.

Desk era (Era 2, when proven)

Holders pay for control: referral lock, gate vetoes, fast-adds, monthly roster. One thing is charged — exclusive territory control (Desk seat, ~$250/mo per metro sketch). The Council seat is never sold; it's earned by the leader who works. (Paid era opens only when referral flow is proven.)

Era 2 — not yet open

    🌳 Lineage

Credit for who brought whom — two levels deep, on purpose. Deep enough to motivate, too shallow to be a pyramid.

    The weights

Direct: 1.0 — the people you brought. Second level: 0.25 — the people they brought. Nothing past depth 2, ever. In the brokerage era the lineage override is paid from the house's share of transaction tolls — never stacked, never seven levels.

    First Lineage Board

Posts Friday, October 23, 2026 in the Hub, then on the standing board rhythm. Standings run on verified joins only — the same ledger as the Race Board.

    Race & verification questions

Your verified count comes from the ledger only — Facebook's record wins on any conflict. If a join of yours isn't credited, check the three rails: Facebook's "invited by" record, the daily tracking logs, or your invitee naming you in their membership-question answer.

    Academy help

Checkoffs need evidence posted in the group (drill results, quiz answers, work product). No evidence, no checkoff — same rule as territories.

    📂 Paperwork help

Paperwork goes to the broker only — submit through the Forms & Paperwork view in this app, or straight to the submissions folder:

Territory Realty — Paperwork Submissions →

Before you submit, check your file against the role checklists in Forms (Listing / Under Contract / Closing) — every required document, signed, all pages in.

    ❓ Quick answers

How do I claim a metro?
Bring 25 verified realtors into the network from outside your market and the metro is yours to race for; first to 500 verified locks it as Governor.

    Who can join Territory Realty?
Licensed brokers, agents with 50+ closed deals, or agents with 20+ closed deals who use a TC.

    What if I'm newer?
Agents with as few as 2 closed deals can start with a mentor and a TC — mentor fee 30% at that level, 10% when you only need the mentor.

    Where do referrals get posted?
In the Realtor Referral Hub on Facebook — the Social Media page in this app links all five groups.

    What does the Desk cost?
Nothing today. Territory control becomes a paid Desk only after referral flow is proven in a metro — racers who built the map are grandfathered.
